Terms:
Rental: The units will be available on FR & I terms with the length of lease to be agreed. Some suggested unit sizes and prices are set out below although much larger unit sizes of up to 8,500 square feet can be created. The rents are shown on the basis that the units are fully refurbished, alternatively they can be provided in a shell conditionand a rent free period given.
Sale: The units will be available for sale on a 999 year long leasehold basis at a peppercorn ground rent. We can create a unit to your exact size requirements (up to 8,500 sq ft) and prices will range between £225 and £275psf depending on the level of refurbishment required. Some suggested unit sizes and prices are set out above.
Refurbishment (shell condition): Shell condition units will be fitted with an electricity connection point, a water connection point a soil stack and a shop front.
Refurbishment (fully rebfurbished): Fully refurbished units will, in addition to the above, include a toilet, a small kitchen area, heating, flooring, category 2 lighting, electricity sockets, painted plastered walls. We would also consider installing air conditioning.
Outgoings: The tenant will be responsible for the Service Charge and Business Rates. It is estimated that the service charge on account will be around £2.00 – 2.50psf.
